Why the Pre-Filing Inspection Matters

An insurance adjuster's job is to assess damage — but also to protect the insurer's bottom line. Independent studies have consistently shown that insurance adjusters miss 20–40% of storm damage on average, particularly the type of subtle granule bruising and shingle fracturing common with hail.

A written inspection report from a qualified roofing contractor gives you a baseline to compare against the adjuster's assessment. If they differ significantly, you have grounds for a supplemental claim or reinspection.

Step 2: Filing the Claim

Contact your insurance company's claims line and provide:

  • Your policy number
  • The date of the storm event
  • A description of the damage

The Scope of Loss Document

  • Depreciation that seems higher than warranted for roof age

Step 4: Actual Cash Value vs. Replacement Cost Value

Actual Cash Value (ACV)

ACV policies pay you the current value of your roof after depreciation. If your roof is 15 years old with a 25-year expected life, you might receive only 40% of the replacement cost. On a $12,000 replacement, that's $4,800 — leaving you to cover $7,200 out of pocket.

Replacement Cost Value (RCV)

RCV policies pay the full cost to replace your roof with like materials at current prices — minus your deductible. Most Oklahoma homeowners have RCV policies, but they often don't know it. Check your policy's declarations page for "RCV" or "Replacement Cost."

With an RCV policy, the insurer first pays ACV, then releases the "recoverable depreciation" once you complete the replacement and submit the contractor's invoice. Don't skip this step — many homeowners leave thousands in uncollected depreciation.
